A couple windows are now in place.  The cribbing to hold up the I-beams are gone and loft has a floor.

Tomorrow the electrical gets started.

Thanks.  When its done, it'll be pretty stong.  The spay foam insulation and OSB on the walls will really stiffen it up!

Little by little I've put a roof on it and added wood to the sides and covered it all with roll roofing. It's not pretty but it does the job.

 
The are certainly advantages to being able to "sneak" things in! 

There's a bit of "big brother" with the historic district and the building department...

I'm sure you gotta watch what you do. I have a question about the first pics in post 45. Are those water spots on your lens? Or are those orbs? If they're orbs then you've got alot of company in there!

There's no spots on the other pictures, so I'd have to go for Orbs!

It's funny you mentioned electrical, I saw the old porcelain  in one of the pics. That garage even had electricity back in the day!!!! Looks great!! What are you doing about heat? I built a oil furnace for mine about 12yrs ago from parts we had laying around the shop and use two 5 gal diesel fuel containers so there is no big tank outside. 5 gals is good for 3-4 full working days in the shop. I don't know how I used to do it before... ah youth!!! lol

In the context of pre-1925, this garage was state of the art!  Room for two cars (few people had one car much less two), a loft and electrical.  The electrical was upgraded about 20 years ago, but originally it had two incandescent bulbs operated by a switch with turned (as in "turn on the lights") and one electrical outlet (not two like a common modern receptacle).  It was pretty crude.

For heat, I'll be using a vent-less propane heater.  These types of units can be a problem with constant use in a "tight" building, due to the moisture they put out.  My hope is this won't be an issue due to the building being well insulated, requiring minimal use.  If it becomes a problem, I'll develop "plan B".

I have been in the HVAC business all my life. I would truly recommend some type of vented system. Those CO levels are never what the companies claim and the ones I have measured are close to 120 ppm and higher in a 1 hour time span. Not good!!!! Here are several suggestions. Thanks for the heads up and the suggestions.  I'll look into the choices.

The vent-less was fine for the way the garage was in the past because there was plenty of ventilation (most of it unintended).  The new set up may cause a dangerous situation, due to lack of a fresh air draw and the building being sealed up tight.

Garage is looking great. I like how you kept the old look but are making it new again.

I used to use ventless propane, and it was so inefficient it was costing a fortune. My current building has an oil furnace I got for free and I love it. Of course I do burn waste jet fuel in it to keep the cost down, but it still is much better than what I had.

If you watch Craig's list and the Trading Times you can get oil burners pretty cheap if not free. They are really reliable, too. Just maintain them a bit and use a CO monitor. We all should have those anyway.

BTW, after a year of experimenting, I'll tell you a 'secret' I learned.

I run my thermostat at 55 degrees all Winter unless I am working out here. The furnace runs for 3-5 minutes out of an hour if I keep it at 55.

If I bump up to 60 it runs almost twice as much. I think it is because of the heat the concrete absorbs and the temperature of the underlying ground, but I am not sure. I have a -ton of insulation in this place, too.

Anyway, love your garage, and hope you are having fun doing it!

Have you thought of a pellet stove? My Dad has one in his 3 car garage and loves it. I think he fills the hopper a couple times a day and it has very little waste.
